Reflecting on the 2024 Property Market
From January to May 2024, prior to the SA elections, trading levels were higher than expected. From May, activity slowed down in correlation with the election – the election results have a significant impact on the property market. After the elections into June, things turned around again, with high activity levels until the end of the year.
One projection made early in 2024 was the interest rate relief, and this one was spot on, most notably towards the end of the year. This was an important boost for the property sector, giving buyers more confidence in making what can easily be considered the biggest financial investments of their lives – purchasing a home.
Semigration to South Africa (and particularly the Western Cape) has been a long-term trend and is showing no signs of stagnation. Many foreigners are applying for their retirement visas in South Africa, with top countries on this list being the UK, China, Germany and the USA.
Our 2025 Property Market Forecast
This year, our OPS team expect the property market should continue to reflect positive outcomes. We expect a gradual reduction in the repo rate as 2025 progresses. We predict that it will likely go down by a further 1% closer to December. This usually coincides with more people purchasing homes (buyer demand increase), either as investment properties or as first-time buyers.
Emerging trends include a growing rental market and a shift in investments from Gauteng to the Western Cape. We’ve also noticed more interest in properties with alternative sources of power generation like solar panels and geysers. Uncertain economic conditions remain a challenge for first-time buyers in South Africa, who need to save their deposit and pre-qualify for a mortgage.
Housing inflation in metropolitan areas are on the rise, and security estates/gated communities continue to be in high demand due to cost and safety. Low vacancy levels in the cities and popular areas make buy-to-rent an attractive option, however, we urge buyers to consider the municipal service delivery in the area, as poorly maintained infrastructure affects property values over time.
